Jones Homes to build executive homes in Edgerton

Jones Homes has acquired land in Edgerton where it will build an exclusive development of 40 new executive homes. The land deal to purchase the site was completed on Wednesday 5 February with planning permission for the 7.8-acre site off Queen’s Road already in place. The development, which will be called Clayton Manor, will consist of a collection of four and five-bedroom detached houses all for private sale. David Ruffley, Regional Director for Jones Homes Yorkshire, said: “We have now completed the acquisition of this site, with our detailed plans approved by Kirklees Council in November 2024, so we are now very much looking forward to starting construction. “Clayton Manor will be an attractive residential development which will deliver much-needed quality housing for the area and will provide a mix of high-specification four and five-bedroom detached houses. “The development lies within the Edgerton Conservation Area which is identified as a leafy Victorian residential neighbourhood with large, detached houses set in generous grounds. The layout of our scheme pays due regard to that and replicates the generous size of plots and substantial building footprints of its neighbours. Materials have been carefully chosen to reflect the surrounding architecture including the use of natural stone and slate. “The attractive and sustainable design of the development will see trees and hedgerows retained where possible, with this existing greenery supplemented by a programme of new tree and shrub planting. “There will be two significant areas of public open space, one on the southern edge of the site and the other in a central position, with a network of paths linking the site with local rights of way.” As part of the planning agreement, Jones Homes Yorkshire is to pay more than £362,000 towards improvements to local infrastructure and facilities, including more than £248,000 to the council towards the provision of affordable housing for local people in the north Huddersfield area. David said: “In addition to providing funding towards affordable housing, Jones Homes will also be contributing £89,547 towards education provision at Birkby Junior School and Birkby Infant and Nursery School, with further contributions towards Metrocards. Jones Homes Yorkshire has purchased the land for three new phases of new homes at Lambcote Meadows in Maltby. Detailed planning permission was granted by Rotherham Council in June this year for 300 homes across the site between Grange Lane and Stainton Lane on the north-eastern edge of the South Yorkshire town. These homes will form phases two, three, and four of the wider Lambcote Meadows project, which covers a 39-acre site in total. The first phase of the scheme features 10 three, four and five-bedroom homes – 95 for private sale and five affordable homes – with nine of these now complete. Jones Homes acquired the latest parcels of land in November paving the way for the construction of 205 homes for private sale and 95 affordable properties. The development as a whole will see significant investment in local services through the planning agreement, including circa £750,000 for education, £200,000 for sustainable transport, £75,000 for signal improvements at Queens Crossroads and £15,000 for bus stop improvements. In addition, a Community Infrastructure Levey payment of circa £723,000 is to be made. ‘We’ve done it!’ Couple move 130 miles north for new life in Derbyshire

A couple who moved 130 miles north into their new home at Jones Homes’ Cavendish Park development in Bolsover were determined to get everything just as they wanted it without delay. So, with an army of helpers and a lot of determination, as well as working through the night, Lauren and Max Barber moved in, wallpapered two rooms, decorated the rest of the house with pictures, and new furniture, and unpacked all 62 boxes in three days. Their three-year-old son Charlie stayed with relatives while all this activity was taking place, but by the time he arrived at his new home, everything was complete. Lauren said: “Charlie walked into his new dinosaur decorated bedroom and said ‘wow’. “By the end of that day it looked like we had been there for months. We sat down with a glass of wine and thought ‘we’ve done it!’” Arranging the move had been a long-distance process because the couple were moving 130 miles north from Oxford to be nearer to Lauren’s family. The move to Derbyshire also meant they could have a much larger house for their money, making it easier to accommodate visitors and longer stays for Max’s family. They purchased a four-bedroom house in Jones Homes’ Hollin design, which features a wide kitchen/family/dining room with doors leading to the garden, a utility room, study and living room, and four double bedrooms, bathroom and en suite shower room. Now that Lauren and Max have moved in along with Charlie – and the family’s Bengal cats Percy and Penny, tortoises Phyllis and Myrtle, mice Betsy, Patty and Ginger and a fully stocked fish tank – all the effort has been worthwhile. The couple paid tribute to the help of sales advisors Jas and Lyndsey who made it easy to progress the purchase despite them living such a long distance away. Lauren said: “They were very supportive, and they had the attitude of ‘what can we do to make this work’.” One of the aspects that made things easier was Jones Homes’ Agency Assist scheme, which allowed them to select the home they wanted and have the housebuilder hold it for them while through the scheme a buyer was found for their three-bedroom semi-detached house in Oxford. Max said: “There were a lot of things to consider because we were moving a long way, but Jas and Lyndsey were helpful and supportive, and I felt they got to know us really well as a family and were interested in us. The customer service has been amazing.” Lauren also praised site manager Carl. “He is so friendly and such a nice guy. They all work really hard on site, all the builders and plumbers, everybody. We have had such a nice experience.” Their new house gives them much more space, and the design works well for the family. Max said: “The way this house is set out is really practical for us with a toddler.” Lauren added: “In our old house we were always looking for space saving ideas and it got to the point we couldn’t live comfortably there. But here we have more space than we know what to do with. We are not on top of each other, and we have nice breakout areas if you need quiet time, or if Charlie wants to do something loud it doesn’t disrupt the whole house.” In fact, the couple looked at a larger five-bedroom house on the development, but decided that while they could have afforded it, the four-bedroom property was quite large enough. They have found their new area to be very friendly, and with the Derbyshire countryside on their doorstep as well as Chesterfield and Sheffield within an easy drive, they have everything they need nearby. Lauren said: “The nice thing about Bolsover is that within 15 minutes we can drive and be climbing the peaks or at the reservoir. Any Derbyshire landscape wouldn’t take long to reach, and Poolsbrook Country Park is perfect for Charlie.” With family nearby too, it has all made for a very welcome change of pace. Lauren said: “We have slowed down a little bit. People are more relaxed here and having more space and less stress and more support from family, means life is much more relaxed. Jones Homes donates outdoor library to Whitley and Eggborough primary school

Youngsters at Whitley and Eggborough Community Primary School in Whitley can enjoy a good read in their wellbeing garden after Jones Homes gave them an outdoor library. Jones Homes is building family homes at its Teasel Green development in Eggborough, just over a mile from the school, supplied the enclosed outdoor structure which has bookshelves, a roof and a glass-fronted door so that the children can see what’s inside. It has been put in place in the school’s wellbeing garden. Headteacher Alison Coventry said: “After Covid, our school council wanted to create an area in school where people could go if they felt anxious or worried. They then designed our wellbeing garden in memory of one of our teachers, Jayne Hardy, who sadly passed away last year. “Reading for pleasure and reading to support mental health is a strong focus in our school and so our children wanted an outdoor library. “They wanted to be able to read in the area and be able to have access to new books without needing to buy. The outdoor library that was kindly donated by Jones Homes has helped the children achieve this vision. “The children love it, and we are hoping that families will use it to swap books rather than feeling the need to buy them.” Teasel Green Sales Advisor Janette Ager, visited the school at the end of term to see how the pupils were enjoying the new library.
